Terms & Conditinos

By engaging BOB-X Infra & Projects Private Limited, the Client agrees to the following Terms & Conditions.

1. Scope of Services

BOB-X Infra Projects provides:

  • Residential Construction

  • Commercial Construction

  • Architectural Design

  • Structural Design

  • Interior Design & Execution

  • Renovation & Remodeling

  • Project Management Services

  • Construction Consultancy

The scope of work shall be governed by the final quotation, BOQ, drawings, and agreement executed between BOB-X and the Client.

2. Package Rates

  • Package rates are applicable only to the built-up area mentioned in the quotation.

  • Rates may vary depending on location, soil conditions, elevation complexity, number of floors, and project specifications.

  • Additional works requested by the Client shall be charged separately.

  • Applicable taxes shall be charged as per prevailing government regulations.

3. Design & Approvals

  • Architectural and structural drawings shall be prepared based on Client requirements.

  • Up to three (3) design revisions are included unless otherwise specified.

  • Additional revisions may attract extra charges.

  • Statutory approvals and permissions are excluded unless specifically included in the agreement.

4. Payment Terms

  • Booking amount shall be paid as per the quotation.

  • Stage-wise payments shall be made according to the agreed payment schedule.

  • Delayed payments may impact project timelines.

  • BOB-X reserves the right to suspend work until outstanding payments are cleared.

5. Project Timeline

  • Timelines provided are indicative and subject to site conditions.

  • Delays caused by approvals, design changes, material shortages, labour shortages, weather conditions, force majeure events, or client-related delays shall extend the project completion timeline accordingly.

6. Material Specifications

  • Materials shall be supplied as per the selected package specifications.

  • In case of non-availability of a specified brand, equivalent or superior brands may be used.

  • Material samples may be provided for approval wherever applicable.

7. Client Responsibilities

The Client shall:

  • Provide clear and uninterrupted site access.

  • Provide legal ownership documents.

  • Provide timely approvals for drawings and selections.

  • Make payments as per agreed milestones.

  • Ensure no obstruction to project execution.

8. Variations & Additional Works

Any changes requested after commencement of work including:

  • Layout changes

  • Elevation changes

  • Additional rooms

  • Additional electrical points

  • Additional plumbing points

  • Interior modifications

shall be treated as variation works and charged separately.

9. Quality Assurance

BOB-X follows standard engineering practices and quality control procedures.

All works shall be executed as per approved drawings and accepted construction standards.

10. Structural Warranty

BOB-X provides a structural workmanship warranty of up to 5 years against structural defects arising from workmanship, subject to proper usage and maintenance.

Manufacturer warranties shall apply separately for branded products and materials.

11. Site Safety

BOB-X shall take reasonable precautions to maintain site safety.

BOB-X shall not be responsible for accidents arising from unauthorized site access, client-appointed contractors, or events beyond its control.

12. Cancellation Policy

All cancellation requests must be submitted in writing through the Client's registered email address or written communication.

Cancellation shall be effective only upon written acknowledgment from BOB-X.

13. Non-Refundable Professional Services

Charges paid towards:

  • Architectural Design

  • Structural Design

  • Soil Testing

  • Site Survey

  • Digital Survey

  • 3D Elevation Design

  • Engineering Consultancy

  • Approval Assistance

shall be non-refundable once the respective service has commenced.

14. Stage-wise Cancellation Charges

In case of cancellation, the following charges shall apply:

  • Booking & Consultation Charges – Non-refundable

  • Site Survey Charges – Actual Cost

  • Soil Test Charges – Actual Cost

  • Architectural Design Charges – Actual Cost

  • Structural Design Charges – Actual Cost

  • Project Mobilization Charges – Actual Cost

  • Construction Work Executed – Actual Cost

Any completed stage shall be chargeable in full.

15. Resource Mobilization Charges

Costs incurred towards:

  • Labour Mobilization

  • Machinery Deployment

  • Temporary Site Setup

  • Material Procurement

  • Surveying Activities

shall be recoverable from the Client in the event of project cancellation.

16. Refund Policy

Approved refunds shall be processed within 30 business days after settlement of all outstanding dues.

Refunds shall be made only through bank transfer.

17. Outstanding Dues

Any unpaid amount due to BOB-X shall attract interest at 18% per annum until full payment is received.

18. Site Utilities (Water & Electricity)

Water Supply

The Client shall provide adequate and continuous water supply for:

  • Construction Activities

  • Curing

  • Cleaning

  • General Site Operations

If water is unavailable, BOB-X may arrange water through tankers and the associated costs shall be borne by the Client.

Electricity Supply

The Client shall provide a temporary electricity connection before commencement of construction.

If unavailable, BOB-X may arrange generators or alternate power sources at the Client's cost.

Any delays due to non-availability of water or electricity shall automatically extend the project timeline.

19. Exclusions

Unless specifically included, the following are excluded:

  • Government Approval Fees

  • GHMC/HMDA/DTCP Fees

  • Registration Charges

  • Electricity Connection Charges

  • Water Connection Charges

  • Borewell Drilling

  • Compound Wall

  • Gates

  • Lift Installation

  • Solar Systems

  • Generator Systems

  • Landscaping

  • Loose Furniture

  • Modular Furniture

  • Water Tanker Charges

  • Deep Foundations due to adverse soil conditions

20. Built-up Area Measurement

Project pricing shall be based on approved built-up area measurements.

Any increase in built-up area during execution shall be charged at the applicable package rate.

21. Material Availability & Brand Substitution

BOB-X reserves the right to substitute specified brands with equivalent or superior brands due to supply chain issues, discontinuation, or market shortages.

22. Client-Induced Delays

The project schedule shall automatically extend for delays caused by:

  • Late Payments

  • Design Changes

  • Delayed Approvals

  • Material Selection Delays

  • Site Access Restrictions

  • Water Shortage

  • Electricity Shortage

Such delays shall not be attributable to BOB-X.

23. Defect Liability Period

Minor workmanship-related defects reported within 12 months from handover shall be rectified by BOB-X at no additional cost.

This excludes:

  • Normal Wear & Tear

  • Client Alterations

  • Improper Maintenance

  • Natural Calamities

  • Manufacturer Defects

24. Photography & Marketing Rights

BOB-X reserves the right to photograph, record, and showcase completed projects through:

  • Website

  • Social Media

  • Marketing Campaigns

  • Company Portfolio

unless otherwise agreed in writing by the Client.

25. Visual Representation Disclaimer

All images, renders, elevations, brochures, 3D views, and website visuals are indicative only.

Actual execution may vary based on site conditions, structural requirements, material availability, and approved modifications.

26. Design, Consultancy & Additional Services

Package prices cover construction works only.

The following services are excluded unless specifically included:

  • Architectural Design

  • Structural Design

  • Soil Testing

  • Digital Survey

  • Site Survey

  • 3D Elevation Design

  • Interior Design

  • Interior Execution

  • Municipal Drawings

  • Approval Assistance

  • Liaisoning Services

  • Utility Approvals

  • Borewell Survey

  • Specialized Engineering Consultancy

All such services shall be charged separately.

27. Intellectual Property Rights

All drawings, BOQs, estimates, renderings, designs, calculations, reports, surveys, and project documents prepared by BOB-X shall remain the intellectual property of BOB-X until all dues are cleared.

The Client shall not reproduce, distribute, modify, or share such documents with third parties without written consent.

28. Force Majeure

BOB-X shall not be liable for delays caused by:

  • Floods

  • Earthquakes

  • Cyclones

  • Fires

  • Pandemics

  • Government Restrictions

  • Labour Strikes

  • Material Shortages

  • War or Civil Disturbances

or any circumstances beyond reasonable control.

29. Limitation of Liability

BOB-X shall not be liable for indirect, incidental, consequential, or special damages arising from project delays, material shortages, government actions, or third-party actions.

30. Dispute Resolution & Jurisdiction

Any dispute arising out of the project shall first be resolved through mutual discussion.

If unresolved, the matter shall be referred to arbitration under the Arbitration and Conciliation Act, 1996.

The courts of Hyderabad, Telangana shall have exclusive jurisdiction.

31. Brand Disclaimer

Brand names, trademarks, and logos displayed by BOB-X are the property of their respective owners and are used solely for identification purposes.

Material selection may vary based on package specifications and market availability.

32. Acceptance

By engaging BOB-X Infra & Projects Private Limited, accepting any quotation, making any payment, approving any design, signing any agreement, issuing any work order, or permitting commencement of work, the Client acknowledges that they have read, understood, and agreed to be bound by these Terms & Conditions, including any future amendments, modifications, or updates issued by BOB-X Infra & Projects Private Limited.

33. Modification of Terms & Conditions

BOB-X Infra & Projects Private Limited reserves the right to amend, modify, update, suspend, replace, or discontinue any part of these Terms & Conditions at its sole discretion and without prior notice.

Any such modification shall become effective immediately upon publication on the Company's website, quotations, agreements, project documents, brochures, marketing materials, or any other official communication issued by BOB-X Infra & Projects Private Limited.

Clients are advised to periodically review the Terms & Conditions. Continued engagement with BOB-X Infra & Projects Private Limited, including acceptance of quotations, execution of agreements, commencement of services, project continuation, or payment towards any service, shall constitute acceptance of the revised Terms & Conditions.

BOB-X Infra & Projects Private Limited reserves the exclusive right to interpret, clarify, and resolve any ambiguity, inconsistency, omission, or dispute arising from these Terms & Conditions, and its decision shall be final and binding to the extent permitted under applicable law.
